When it comes to landlord and tenant disputes, you can settle them much quicker and easier with our check-in inventory reports. At Professional Inventory Management Services Ltd, in Lincoln, our fully trained clerks are available to create reports that confirm the date the tenants took possession of the property, meter readings, and keys etc. When this is carried out in conjunction with an inventory for an Inventory/check-in (highly recommended) the tenants will be introduced to the property with a formal tour, with observations and comments about each area being pointed out.
The comments listed on the reports will include facts that inform tenants about the property. This may be something along the lines of ‘this room is newly painted’, ‘the boiler and central heating systems works like this’, or ‘the property has been professionally cleaned’. In addition to this, the check-in will consist of all the items of the inventory, except for descriptions and observations of individual items. We include approximately 10-20 overview photos in each room for this report. In a deposit dispute situation, a check-in report without an inventory could only defend against a key issue or dispute over meter readings. This report is delivered the same day that we visit the property.
Landlords who opt to use the check-in report without a valid inventory may potentially be allowing tenants to damage or steal from their property. The landlord will have little or no recourse in making a claim against the tenant’s deposit as they did not have an independent and impartial inventory detailing the property’s condition and contents.
For a landlord to be able to prove that a tenant has damaged or stolen from the property, they must be able to show evidence of the time of check-in and check-out. This will describe and show what the property was like before and after the tenants moved in, proving any damages or items that have gone missing during the tenancy. Without this proof, there is practically no way to show that the damaged or missing items were not existing before the tenants took occupation.
